Builder Handover Checklist is very important to consider carefully before taking delivery of your newly built home.

- Keys – From the builder or the supervisor representative, understand what all keys are there and which key goes into what lock. Also, check if there are keys to the windows. Garage remote, etc. How many spare keys are there?
- AC – Understand the working of the AC. Check whether the AC has a wi-fi panel and how to connect to it, any passwords, etc. Understand the zoning of the AC and whether it is suggested to run AC with all the zones at once, and how much load the AC can take.
- Working of the appliances – This should be a key point in your handover checklist, understand how the different appliances work, for example, dishwasher, microwave, cooktop, and oven. Learn about the warranties on the appliances and whom to contact in case of a fault.
- Alarm system – Understand how to operate the alarm system. Are there any passwords, motion sensors, etc.? Note down the default passwords and learn whom to contact in case of a problem or fault in it.
- Extra sample of the paint – It is always good to get a sample of the paint on the different walls, bathrooms, outdoors, etc. In case u need to repaint in the future, you can then take the color code to bunnings and get extra paint and paint the walls.
- Extra sample of tiles – It is always good to get some extra tiles. Floor tiles and roof tiles. In case of any maintenance issues, you can use those tiles in the future.
- Working of the rainwater tank – Understand how the rainwater tank works. Check which is the inlet pipe and the outlet pipe of the rainwater tank. This will come in handy in case you need to make drainage pits in your backyard to connect to the outlet of the rainwater tank so that the rainwater does not collect in the backyard and goes outside to the drain water system.
- Meaning of the pipes on the back or sides – There may be pipes protruding on the side or back yard of the house. Understand the meaning of these pipes, whether they are sewerage access points, etc, so that in case of any maintenance issue in the future, you can guide the tradie. This is a critical factor and should always be on your handover checklist.
- What is the process to get any maintenance work/repair done – Understand what is the email id/phone number to call in case there are maintenance issues once u start living in the home.
- If any appliances are missing, then the process for that – Builder may not have put all the appliances in yet; they may want someone to start living in the house, after which they will get the appliances arranged to avoid any theft occurring. Hence understand the process for it.
- In concluding the handover checklist, at last, get in touch with your insurance agent and get the right insurance for the property, as usually, it is the owner’s duty once the house in handed over to the builder.
