1. Check the actual facilities advertised, amount of bond and returning terms and conditions, Period of the tenancy agreement, and Payment options. Never ever sign any tenancy contract and pay any money without completing the pre-entry inspection checklist acknowledged by the agent/landlord. If any agent talks with too extra sweetness and tells you “not to worry about any problems, we are here to help you” then beware and be careful of such agents.

2. I am saying two keys as very often duplicating the main door keys is not possible, too much expensive, or not allowed.

3. Check all water taps including under the wash basin taps(Hot and cold), and shower head for leakage. In case of a dark place under the basin use a mobile phone torch. Make sure there is no leakage, not a single drop without overtightening.

4. Next point in Rental Inspection Checklist is to Check toilets, and bathrooms for mold (Its greenish-black layer on the wall, tiles, or ceiling). If it’s there ask the agent to get it cleaned before your entry.

5. Check the shower screens slide smoothly without any obstruction. No thick soap residue should be on them. Check the condition of the Vanity unit in the laundry room for rust and any damage.

6. Check the carpet for any damage, or wetness, especially near the kitchen basin, or color loss area. A good trick to check wetness is to touch with your whole palm for 15/20 seconds and smell it. The wet carpet leaves an awful smell.

7. Check the transport facilities available at easy walking distance. If not, you may need to spend more time/ money.

8. Check any marks, cracks on the walls, and paint condition. Sometimes there are sticky tape marks on the wall which are caused by sticking balloons or other decoration items with double-sided tape.

9. Check all lights, power points, AC, and Hot water at the wash basin and shower. Check the electric oven working ok. The trick to checking all power points is just to take your phone wall charger with you and connect it to each power point and connect your phone. If charging starts that means that point is ok. Check the operation of the gas/ electric cooktop. In the case of a gas cooktop tenant has to pay gas bills.

10. If you are looking for a townhouse or independent house ask for the latest termite inspection report.

11. In the case of the house check the condition of the backyard and garden.

12. Most of the time water bill is not paid by the tenant in the case of units but for townhouses or house it’s required. Confirm in writing before the agreement.

13. Check the condition of curtains or blinds for smooth movement. There are plastic weights at the bottom of the blinds. Check for any missing weights.

14. Take plenty of photos of the overall condition and all imperfections.

15. Mention all imperfections in the pre-entry Rental Inspection Checklist report and confirm they are fixed before your entry.
