How to Secure a Rental Property in Australia?

secure a rental property

Once you arrive in Australia, you might be looking to secure a rental property. Here are tips to easily secure a rental property for you:

  • Look for rentals on real estate websites for example realestate.com.au, domain.com.au, etc. These are the best options to secure a rental property.
  • Aimlessly knocking on the door of a real estate agency won’t do any good, as they will be surprised why you haven’t looked online.
  • Real estate rentals are advertised online and then there is a time shown when the property will be shown to prospective tenants. Randomly calling real estate and asking them to show you the property won’t do any good as things are quite structured in Australia.
  • Respect the time of the real estate person. If the advertisement says that you open home from 11-30AM to 11-45AM pls respect the timing and be there on time.
  • Carefully look for your requirement and prioritize them. For example good primary school, good high school, commute to work, shopping center, etc. Think about what is important for you. You will seldom get everything in life hence prioritize them before going to secure a rental property. A suburb with everything in it will be costly by default.
  • Remember it is just a rental property and you won’t be living in it for life. Hence see how it satisfies your current requirement.
  • When you are going for a rental inspection, download the rental application and fill it out beforehand with all the supporting documents for example ID, rental proof, any references, etc. Submit your application form along with the supporting documents as soon as possible to secure a rental property.
  • If possible get a rental reference from your home country on their letterhead. For example back home if you were looking for a rental get a good referral letter from that real estate agency and submit it with your application.
  • These days you can submit your application online, hence submit it online on time each time.
  • You may also look for shared rentals and short-term rental options, you will easily find those options online. It may be suitable for you.
  • While finalizing a rental property clearly ask the real estate agent what all fees you are supposed to pay apart from the rental, for example, water, electricity, maintenance, etc.
  • One thing very important is to have a long-term vision. Pls, remember that the human mind becomes comfortable with its surroundings. Hence wherever you rent, chances are you will end up buying near it in the future. Hence see if you are renting an apartment in a suburb, check the house prices in it so that things remain feasible in the future. For example, no point in renting near a beach if the starting house price is 5 million because you may not be able to afford it in the future.
  • Hence carefully decide whether the north part(Hornsby), city part(Strathfield), western part(Parramatta), the eastern part(Rockdale), or inner part(Epping) is suitable for your near-term and long-term planning because according to the law of probability and human brain, you will end up settling near to that area.

Hope these points will help you get a basic idea about how to plan things before you secure a rental property in Australia.
